Can foreigners buy property in Poland?
EU citizens can freely buy properties in Poland, except from agricultural land and forests.
Non EU citizens (apartments) who have a visa or permission for long term stay in EU, or permission to live for definite period of time can buy apartments, but not houses.
Non EU citizens (houses) who wish to buy a house have to apply for permission from the Ministry of Internal Affairs and can get such permission only if:
- The purchase of a property is not a threat to Polish military defence, safety and public order and is in line with social and health politics
- A foreigner can prove his/her links to Poland (such as: Polish citizenship or Polish roots; marriage with Polish citizen; temporary or permanent residency (EU card); self-employment in Poland; membership of the board in the company controlled by foreigner but with headquarter in Poland)
Property bought by non EU resident can’t exceed 0.5 ha if bought for their own purposes.
The application cost for the permission to buy a house for non EU citizens is 1570 PLN + 980 PLN.
Taxes are the same for Polish and non-Polish citizens.
