K\u00a0tomu s\u00fa potrebn\u00e9 dva dokumenty, ktor\u00e9 zadefinuj\u00fa pr\u00e1va a\u00a0povinnosti zmluvn\u00fdch str\u00e1n a\u00a0umo\u017enia spr\u00e1vcovskej spolo\u010dnosti jedna\u0165 menom majite\u013ea. Prv\u00fdm je Zmluva o\u00a0v\u00fdkone spr\u00e1vy. T\u00e1 ur\u010d\u00ed nehnute\u013enos\u0165 (alebo aj viac nehnute\u013enost\u00ed), ktorej sa bude slu\u017eba t\u00fdka\u0165. N\u00e1sledne sa ur\u010d\u00ed rozsah opr\u00e1vnen\u00ed, ktor\u00e9 spr\u00e1vca z\u00edska. Dobrou praxou je v\u00a0Splnomocnen\u00ed vyl\u00fa\u010di\u0165 situ\u00e1cie, pri ktor\u00fdch je vyslovene zak\u00e1zan\u00e9 jej pou\u017eitie (napr. \u017ee sa zakazuje jej pou\u017eitie pri zmene a\u00a0zria\u010fovan\u00ed majetkov\u00fdch pr\u00e1v na nehnute\u013enos\u0165). Takto v\u00a0praxi odl\u00ed\u0161ite seri\u00f3znych spr\u00e1vcov od neseri\u00f3znych.<\/p>\n<p style=\"text-align: justify;\">Po podp\u00edsan\u00ed zmluvn\u00fdch dokumentov doch\u00e1dza k\u00a0fyzick\u00e9mu prebratiu dokumentov k\u00a0nehnute\u013enosti a\u00a0ich kontrole. Pri tomto procese sa h\u013eadaj\u00fa nedostatky v\u00a0zmluv\u00e1ch, porovn\u00e1vaj\u00fa sa s\u00a0faktick\u00fdm stavom a\u00a0zis\u0165uje sa, \u010di je v\u0161etko doplaten\u00e9 (napr. n\u00e1jmy, slu\u017eby, at\u010f.), \u010di s\u00fa k\u00a0dispoz\u00edcii v\u0161etky k\u013e\u00fa\u010de apod.
