So lets take a look at the pros and cons of each.<\/p>\n<p><span style=\"text-decoration: underline;\"><strong>New properties<\/strong><\/span><\/p>\n<p>Pros:<\/p>\n<ul>\n<li>tend to have better layouts, so more efficient use of space<\/li>\n<li>should have less maintenance issues<\/li>\n<li>when buying off plan its possible to customise the look of the property<\/li>\n<li>often better quality materials and construction. should be better insulated (lower heating bills)<\/li>\n<li>often easier to buy a large number of units offplan rather than trying to source each unit individually on the secondary market<\/li>\n<\/ul>\n<p>Cons:<\/p>\n<ul>\n<li>often has a higher purchase price<\/li>\n<li>higher service charges (for apartments in new buildings)<\/li>\n<li>less facilities in the area if built on a green or brown field site until the area gets more established<\/li>\n<li>higher chance there will be further new construction in the area (leading to higher supply of properties and worse view\/noise etc)<\/li>\n<li>if poor quality may suffer from thin walls<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><strong>Old properties<\/strong><\/span><\/p>\n<p>Pros:<\/p>\n<ul>\n<li>often the best purchase price<\/li>\n<li>often has more character than can attract certain tenants<\/li>\n<li>often more established facilities and transport connections in the area<\/li>\n<li>thicker walls for better sound insulation<\/li>\n<\/ul>\n<p>Cons:<\/p>\n<ul>\n<li>higher and more uncertain maintenance costs<\/li>\n<li>may need to be reconstructed<\/li>\n<li>higher ceilings and more drafts (can be higher heating bills)<\/li>\n<li>may not have a lift in the building<\/li>\n<li>more likely to have older electricity and plumbing systems<\/li>\n<li>may need permits\/permissions in order to make changes to the property<\/li>\n<li>may have less outside space than a new build development<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Overall, it really depends what you are looking for and your investment strategy as to which is best.
