Jsme obezn\u00e1meni se v\u0161emi mo\u017en\u00fdmi probl\u00e9my, kter\u00e9 mohou b\u011bhem prodeje nastat a nau\u010dili jsme se je do posledn\u00edho efektivn\u011b \u0159e\u0161it.<\/p>\n<p>Jednou z\u00a0nejv\u011bt\u0161\u00edch (finan\u010dn\u00edch) p\u0159ek\u00e1\u017eek p\u0159i prodeji nemovitosti v\u00a0\u010cesk\u00e9 republice je pokusit sevyhnout velmi vysok\u00fdm poplatk\u016fm za p\u0159ed\u010dasn\u00e9 splacen\u00ed hypot\u00e9ky b\u011bhem fixa\u010dn\u00edho obdob\u00ed, kter\u00e9 si \u010desk\u00e9 banky \u00fa\u010dtuj\u00ed (ty se pohybuj\u00ed mezi 5% a\u017e 25% ze zb\u00fdvaj\u00edc\u00edho dluhu). V\u00a0obdob\u00ed zm\u011bny fixace \u00farokov\u00e9 sazby (tedy po skon\u010den\u00ed fixa\u010dn\u00edho obdob\u00ed) je mo\u017en\u00e9 hypot\u00e9ku splatit v\u00a0pln\u00e9 v\u00fd\u0161i, je v\u0161ak pot\u0159eba banku o v\u0161ech zm\u011bn\u00e1ch informovat s\u00a0dostate\u010dn\u00fdm p\u0159edstihem.<\/p>\n<p>N\u00e1m se poda\u0159ilo implementovat v\u0161echny n\u00e1sleduj\u00edc\u00ed \u0159e\u0161en\u00ed:<\/p>\n<ol>\n<li>Na\u010dasovat prodej nemovitosti tak, aby se uskute\u010dnil v\u00a0den ukon\u010den\u00ed fixa\u010dn\u00edho obdob\u00ed hypot\u00e9ky (tohle je nej\u010dast\u011bj\u0161\u00ed zp\u016fsob \u0159e\u0161en\u00ed a v\u011bt\u0161inou je pot\u0159eba m\u00edt podepsanou smlouvu s\u00a0kupcem alespo\u0148 dva m\u011bs\u00edce p\u0159ed koncem tohoto obdob\u00ed).\n<ol>\n<li>P\u0159\u00edm\u00fd prodej v\u00a0den konce fixa\u010dn\u00edho obdob\u00ed<\/li>\n<li>Dohodnout se s\u00a0kupuj\u00edc\u00edm o pron\u00e1jmu nemovitosti do doby, ne\u017e bude mo\u017en\u00e9 prodej uskute\u010dnit<\/li>\n<\/ol>\n<\/li>\n<li>Pokusit se dohodnout s\u00a0bankou (tohle je v\u011bt\u0161inou obt\u00ed\u017en\u00e9, ale ne nemo\u017en\u00e9)\n<ol>\n<li>Smlouvat o sn\u00ed\u017een\u00ed poplatku za p\u0159ed\u010dasn\u00e9 splacen\u00ed, nebo \u00fapln\u00e9m zru\u0161en\u00ed<\/li>\n<li>Dohodnout se s\u00a0bankou po skon\u010den\u00ed fixa\u010dn\u00edho obdob\u00ed o p\u0159evodu na plovouc\u00ed \u00farokovou sazbu, kter\u00e1 nem\u00e1 \u017e\u00e1dn\u00e9 poplatky za p\u0159ed\u010dasn\u00e9 spl\u00e1cen\u00ed<\/li>\n<\/ol>\n<\/li>\n<li>Domluvit se s\u00a0kupuj\u00edc\u00edm, aby se na n\u011bj p\u0159epsala va\u0161e hypot\u00e9ka (u t\u00e9to varianty je poplatek v\u011bt\u0161inou mnohem men\u0161\u00ed).
